TPO Roofing in Atlanta, GA

TPO became the default commercial membrane in the Southeast for one reason: a white, heat-welded roof handles Atlanta heat better than anything else at the price.

What TPO Actually Is

Thermoplastic polyolefin — a single-ply sheet membrane, usually white, installed over insulation and welded at the seams with hot air rather than glued. That welded seam is the key detail: done correctly, the seam is stronger than the sheet itself, which removes the most common failure point in any low-slope roof.

Where TPO earns its place in Atlanta

  • Reflectivity. White TPO reflects a large share of solar radiation, cutting cooling load in a market where cooling runs seven months a year
  • Cool roof compliance. Many TPO products clear Atlanta's aged-reflectance and SRI thresholds, which matters for low-slope work inside city limits
  • Welded seams. No adhesive to degrade, no tape to release
  • Chemical resistance. Handles restaurant grease exhaust better than EPDM
  • Cost. Materially cheaper than PVC with comparable performance for most buildings

For most Atlanta commercial buildings, TPO is the right answer. Restaurants and facilities with chemical or grease exhaust are the usual exception, where PVC earns the premium. EPDM still makes sense where budget dominates and reflectivity does not — though the cool roof ordinance narrows that case considerably inside city limits.

Installation Details That Decide The Outcome

TPO is a forgiving membrane installed by unforgiving standards. Most TPO failures are installation failures, not material failures.

  • Weld temperature and speed calibrated to the day's conditions, with test welds pulled each morning
  • Probe testing of every seam, not spot checks
  • Cover board over insulation for puncture resistance and a stable substrate
  • Correct attachment pattern for the building's wind zone and height
  • Proper terminations at parapets, curbs and edges — where wind uplift starts
  • Tapered insulation where existing slope will not drain

We photograph seam welds and test results as part of the closeout package. On a roof this important, "trust us" is not documentation.

TPO Roofing FAQs

How much does a TPO roof cost in Atlanta?

Installed TPO systems generally run $7 to $14 per square foot depending on membrane thickness, insulation R-value, attachment method, tear-off requirements and roof complexity. Tapered insulation to correct drainage adds meaningfully. A 20,000 square foot roof therefore spans a wide range — which is why the assessment comes before the number.

How long does a TPO roof last?

Twenty to thirty years with proper installation and routine maintenance. Membrane thickness matters: 60-mil and 80-mil products meaningfully outlast 45-mil, and the cost difference is small relative to the life extension.

Does TPO meet the Atlanta cool roof ordinance?

Many TPO products do, but not automatically — the ordinance sets thresholds on aged solar reflectance and SRI, and products vary. Check the specific product data sheet against the requirements using our free compliance checker before ordering material.

Can TPO be installed over my existing roof?

Sometimes, if the existing system is dry, structurally sound and code allows the additional layer. Recovering over wet insulation is the most expensive mistake in commercial roofing — core samples settle the question in an afternoon.

What maintenance does a TPO roof need?

Twice-yearly inspection, drain clearing, debris removal and a check of seams and terminations. Catching a seam separation early is a small repair; catching it after two rainy seasons is an insulation replacement.
