Restoration Is Not Paint
A restoration coating is a fluid-applied membrane. Sprayed or rolled over a prepared roof, it cures into a seamless waterproof layer that bonds to the existing system — seams, fasteners, penetrations and all. Done properly, it is a roof system, not a surface treatment.
Done improperly — sprayed over dirt, wet insulation or failing seams — it is an expensive way to hide a problem for eighteen months. The preparation is the job. The coating is the easy part.
What a real restoration includes
- Moisture survey. Core samples or infrared to confirm the insulation is dry. If it is not, restoration is off the table and we will say so.
- Cleaning. Power washing and, where required, chemical prep so the coating actually bonds.
- Repairs. Seams reinforced, punctures patched, wet areas cut out and replaced.
- Detail work. Penetrations, curbs, drains and terminations reinforced with fabric and base coat.
- Base and top coat at the manufacturer's specified mil thickness, verified wet-film as it goes down.
- Warranty. Manufacturer warranties on restoration systems typically run 10 to 20 years when installed by an approved applicator at spec thickness.

Will a roof coating fix an active leak?
Only if the leak source is in the field of the membrane. Most commercial leaks originate at penetrations, terminations or drains, and those details have to be properly repaired and reinforced before coating. A coating applied over an unrepaired detail leaks in the same place.
